SGP celebrates completion of new industrial unit in West London

Stephen George + Partners (SGP) has completed a third warehouse at SEGRO Park Fairway Drive in Greenford, concluding the redevelopment of a prominent 2.5-hectare brownfield site into three high-quality industrial units and completing the set that began in 2021.

The final building, extending to 30,798 sqft (GIA), sits alongside the previously delivered 51,636 sqft and 35,125 sqft units, together forming a cohesive, contemporary addition to one of London’s most established industrial and logistics parks.

The development replaces outdated warehouse buildings and establishes a strong architectural identity at the entrance to the estate. Each Grade A unit integrates warehouse accommodation with two storey office space, dedicated service yards, car parking, cycle storage and landscaped areas. The layout maximises operational efficiency while creating a clear hierarchy between servicing, circulation and office arrival points.

Located adjacent to the A40 Western Way, with onward connections via the M40 to the M25 and national motorway network, the site combines strategic accessibility with proximity to an experienced local workforce. Its position alongside a railway line and neighbouring residential properties required a carefully considered design response. Building heights and massing were sensitively managed, with acoustic fencing introduced to selected areas of the service yard and car park to mitigate impact on surrounding uses.

Architecturally, the scale of the buildings is articulated through a series of elevational treatments. Variations in metal cladding tones and profiles, arranged both horizontally and vertically, break down the mass and introduce visual rhythm across the façades. The roofscape is expressed as a sequence of shallow barrel vaulted forms spanning the warehouse and ancillary offices, while overhanging eaves and defined gables create depth, shadow and a distinctive silhouette.

Sustainability was embedded within the design from the outset. The completed unit targeted BREEAM ‘Excellent’ and EPC ‘A+’ ratings, reflecting a focus on long term environmental performance and operational efficiency. Materials were selected with regard to embodied energy, durability and lifecycle impact. Photovoltaic panels across the roof enable on site renewable energy generation, while electric vehicle charging spaces and enhanced cycle provision support sustainable travel choices. Green walls were incorporated to enhance biodiversity, improve air quality and contribute to occupant wellbeing. Within the offices, generous glazing maximises natural daylight, reducing reliance on artificial lighting and contributing to a high-quality working environment.

Commenting on the project, SGP Studio Director Dan Jones noted that the practice drew on decades of sector experience to optimise the site and deliver modern, flexible and highly sustainable industrial buildings. The completed trio of units establishes a robust yet refined architectural response, designed to support evolving occupier requirements and provide enduring value within a key London logistics location.
