Stephen George + Partners appointed on London Gateway Amenities and Innovation Hub
Stephen George + Partners (SGP) is delighted to be supporting client DP World on the design & delivery of the new £13m pioneering Amenities and Innovation Hub at London Gateway, known as The Hive, with construction now underway on the landmark project.
The Hive will provide a central amenity for occupiers, staff and visitors, supporting collaboration, skills development and community engagement across the logistics park. Working alongside contractor GOLDBECK Construction, SGP is providing architecture, interior design and CGI visualisation services to help bring the vision for the building to life.
DP World is delivering The Hive in partnership with Thames Freeport, with investment supported through the Freeport’s seed-fund programme. The project represents a significant commitment to shared amenity infrastructure at London Gateway, supporting the park’s continued growth over the long term.
At 29,000 sqft, The Hive has been designed as a shared facility, bringing together work, wellbeing and social spaces within a strong and cohesive built form. Opening in 2026, the building will serve as a centre for learning, collaboration and social interaction across the park and beyond.
SGP’s role spans architecture, interior design and visualisation, with CGI imagery developed to communicate the design intent and bring the proposals to life ahead of construction. Positioned prominently on Ocean Boulevard, The Hive will play a key role within the wider logistics park, reinforcing identity and placemaking at London Gateway.
The design approach is centred on openness, flexibility and connection. Internally, a generous central atrium allows daylight to penetrate deep into the building, creating visual connections across floors and encouraging informal interaction. A diverse mix of spaces, including meeting rooms, a training and innovation centre, flexible offices, a fitness suite and multi-use areas, has been carefully arranged to support a wide range of users and activities throughout the day. These are complemented by external sports pitches and food and drink facilities, further strengthening the building’s role as a shared community asset.
Designed to be sustainably built to the highest standards, The Hive will connect businesses and the wider community while supporting long-term growth and innovation at London Gateway. Flexible floorplates and a clear organisational strategy ensure the building can evolve alongside future needs, securing its value over time.
Dan Jones, Studio Director at SGP, said: “The Hive has been designed as a true community building for London Gateway, a place that brings people together and supports learning, collaboration and wellbeing. By delivering the architecture, interior design and visualisation for the project, we’ve been able to shape a cohesive design that reflects the scale and ambition of the site while putting user experience and sustainability at the heart of the building.”
