Pedal to the metal – ex-MG Rover site races to completion
Indurent Park Longbridge, the final phase of the overarching£1 billion regeneration of the ex-MG Rover site near Birmingham, is powering ahead with the steelwork for all thirteen units complete and cladding works underway. Unusually all thirteen units of the new 339,000 sqft industrial and logistics development are being built in a single phase, delivering high-quality units from 10,000 to 115,000 sqft, together with parking and servicing yards, landscaping, and associated infrastructure.
Explains James Smith, Studio Director at SGP: “This site sits within a growing business and residential community featuring new green spaces, local amenities, a strong sense of place, and active travel routes connecting with Longbridge town centre and along the River Rea Valley. SGP designed a range of units, across four plots and filling in between existing buildings and a residential area. We mixed larger units with Indurent’s new design for Multi-Let Industrial units, smaller spaces that are integrated into the site with the same quality of design and attention to detail embodied across the park.”
Constructing thirteen speculative units between existing buildings posed a challenge in delivering Indurent’s desire to present the wider area as a single, unified park. SGP used the principles defined in Indurent’s Design Guides to establish a consistent architectural language and coordinated standard, securing a strong identity across the development.
Designed to BREEAM Excellent and EPC A+ standards, the estate incorporates PV‑ready roofs, smart LED lighting, EV charging and energy‑efficient construction throughout, supporting low‑carbon, cost‑efficient operations.
The park’s landscaping and multi-functional green infrastructure protect and enhance the natural environment, providing areas of habitat creation and wildlife corridors, and SUDS attenuation features. The design is conscious of the proximity of residential areas and new planting and boundary treatments deliver an attractive soft green border. Amenity open space has been created for people working within or visiting the development, including outdoor areas for seating and informal recreation.

With SGP’s Longbridge office being just over the road from the site, it was easier than usual to work closely with Indurent and contractor Benniman Construction Group in the day-to-day delivery of this exciting park. We are delighted to have been involved from the initial designs, helping create and deliver a development centred around quality buildings and landscaping that unlock the site’s potential, foster collaboration and wellbeing, and engage local communities.”
Located just eight miles from Birmingham city centre, the site benefits from excellent connectivity via the A38, M5 and M42, with Longbridge Station only a mile away, offering direct regional rail links.
The units are expected to be available from the end of 2026 and the park fully complete by Q1 2027.
