Work progresses at last mile distribution centre in Avonmouth

Work is progressing well at the new 191,502 sqft last mile distribution centre at Axis Works in Bristol, for real estate development and investment firm, Epta Development Corporation and its development partner, Stoford. The warehouse and logistics unit includes 24,674 sqft of office space on the ground and first floors, plus vehicular, cycle and pedestrian connections, external yards, parking, landscaping and associated works.
Explains David Faminu, Architect at SGP: “Having devised the masterplan and recently designed a nearby 390,000 sqft logistics facility for M&S, SGP has now created a bespoke unit to meet the specific needs of a new occupier. We installed capacity for 896 vans and 18 two-wheeler spaces, 27 level access doors, and a rapid van loading layout to maximise efficiency. We were novated to contractor Bowmer & Kirkland and have worked closely with them on the delivery, including having an advisory role on the Principal Designer requirements.”
The steel framework for the unit has been completed, as has the internal cladding with the external installation being well underway. Black and white metal panels will form the horizontal substance of the warehouse walls, with anthracite grey to help break up the white horizontal elements and vertical black cladding at either end to create a frame. This interplay of light and dark tones minimises the perception of scale, making the building appear more refined and less imposing.
The proposed landscape elements will reflect the relationship of the scale and design of the built form, and combines trees, water bodies and varied planting, including climate tolerant species, to promote biodiversity. The greenspaces provide a broad backdrop for extensive outdoor amenities, including seating, an outdoor gym and a meandering footpath which wraps around the site.
Plot 1 is targeting BREEAM Very Good and EPC A ratings, with a range of sustainable features such as air source heat pumps, roof mounted photovoltaic cells, sheltered bicycle spaces and electric charging points.
The 100-acre Axis Works redevelopment is on the site of the former Avlon Works, located to the north-west of Bristol. It is strategically positioned for local and national distribution via the M49, M4, and M5 motorways, as well as nearby port access offering convenient intermodal connectivity.
The unit is expected to complete before the end of 2026.
