A significant refurbishment has given DC2 at Prologis Park Wellingborough Victoria Park a new lease of life, retaining much of the existing warehouse while adapting it for modern occupiers.

Stephen George + Partners (SGP) worked with Prologis and contractor Glencar on the 355,350 sqft building. Originally built in 2005 and occupied since then, the warehouse needed extensive work following a prolonged period of occupancy.

Glencar undertook the refurbishment works, which included grinding and refinishing the existing concrete floors, repairing or replacing sections of the external cladding, and refurbishing administrative and welfare areas. A new entrance atrium incorporated glass balustrades proposed by Glencar, enhancing the design quality of the entrance area.

Outside, decking made from recycled materials improved the sustainability of the external amenity space, while low-energy, dimmable external lighting was introduced to reduce running costs for occupiers. The car park was repaired, EV charging points and a new cycle store were added, and solar panels were installed on the roof. The refurbished building achieved BREEAM Excellent and EPC A ratings.

Michael O’Farrell, Principal Architect at SGP, explains: “Working with Prologis and Glencar, our focus was on retaining and reusing as much of the existing warehouse structure as possible, while transforming the building into an attractive, high-performing space for modern occupiers.”

In-depth discussions with Prologis helped shape improvements to internal and external welfare facilities, racking, mezzanines and administrative areas. SGP acted as Building Regulations Principal Advisor and oversaw every aspect of the project. Close collaboration between Prologis, SGP and Glencar helped resolve design and construction challenges as they arose, with each team contributing practical solutions that improved the quality of the finished building.

Rob Poole, Development Manager at Prologis UK, said: “Refurbishing an existing building means working through what can be retained, what needs upgrading and how those changes come together on site. SGP provided practical support throughout construction, working closely with our team and Glencar to resolve design details as the works progressed. That collaborative approach helped us make the most of the existing building while delivering the quality and functionality modern occupiers need.”

Located beside the A45, with connections to the A14 and M1, the park provides access to national distribution routes and east coast ports, including Felixstowe.
