Work begins on Panattoni Park Coventry distribution park

Stephen George + Partners (SGP) is celebrating the start of works for a new Panattoni logistics park to the north of Coventry.

Having received planning permission for three units on the 47.62 acre site, construction has started on the largest unit, a 538,193 sqft warehouse with a two storey mezzanine office, hub office and gatehouse, along with 500 car parking spaces of which 100 have EV charging points.

This is the first unit where we are showcasing the outcome and, as the cornerstone of Panattoni Park Coventry, will establish the context to implement fully the latest iteration of the guide in all aspects of the park.”

The design creates a modern, contemporary aesthetic, using a muted colour palette with Panattoni blue ‘goal posts’ to emphasise the office space. The buildings will use profiled cladding laid both horizontally and vertically, providing variety to the elevations through colour and texture, using subtle colours of white, anthracite, Sirius and dark blue. Internally the reception space creates a powerful first impression, with a feature staircase showcasing glass balustrades, and a textured tile feature wall. Many aspects of the interior specification have been upgraded, with modern finishes and fittings. In addition to targeting Net Zero Carbon in construction, the unit is aiming for BREEAM Outstanding and an EPC A-rating.

Panattoni Park Coventry has a bold blue / green infrastructure strategy, with native planting, landscape buffers, a trim trail and a large attenuation pond adding to the amenity of the site for staff and locals alike. SGP worked with the local council to develop new cycle ways and footpaths that integrate with the local networks and to the nearby residential area.

On this project, we were appointed in both the CDM Principal Designer and Building Regulations Principal Designer (BRPD) roles for the designs. This, paired with the development of the Panattoni Design Guide and specification allows SGP to shape the design in a positive way. We are proud to be showcasing the Design Guide in a more complete fashion, as previously we’ve only be able to implement some elements of it on existing schemes. ”

Planning permission for unit 1 and two other units, of 42,910 sqft and 18,982 sqft, was received in April 2025 and the main build for unit 1 is due to start on site in April with contractor Winvic and is due to complete Q2 2027. 

Panattoni Park Coventry is strategically located within the ‘golden triangle,’ the key logistics hub in the Midlands. With excellent access via J3 of the M6, near its interchange with the M69, the location offers rapid connections east to the M1 at Rugby, north to Leicester, and west to Birmingham.
