Works progressing well on M&S logistics facility, Avonmouth

Real estate development and investment firm, Epta Development Corporation and its development partner, Stoford, are making great progress on the construction of a new Marks & Spencer (M&S) logistics facility at Axis Works, Bristol, on behalf of LondonMetric Property.

Designed by Stephen George + Partners (SGP), the 390,000 sqft scheme will be one of M&S’s most sustainable food depots in the UK with excellent colleague facilities and include solar panels, ducting in the yard for electric vehicles and electric charging points. The cross-docked unit has chill, freezer and ambient compartments plus 108 dock level doors and two level access doors. The plot includes a VMU (Vehicle Maintenance Unit), 380 car parking spaces, 117 trailer spaces. As well as the Spine road which connects to Central Avenue extensive landscaping, which extends beyond the plots boundary to allow the commencement of the adjacent plots which form the wider Stoford masterplan.

Work commenced on the scheme last November with Winvic Construction as Main Contractor. Completion is on schedule for summer 2026.

The scheme is being built on the site of the former Avlon Works and is located to the north-west of Bristol, strategically positioned for local and national distribution via the M49, M4, and M5 motorways, as well as nearby port access offering convenient intermodal connectivity. As a whole, Axis South West will be one of the largest sites in the Bristol area for logistics and distribution and one of the largest infill, freehold, and unbroken land redevelopment opportunities in the Avonmouth Severnside Enterprise Area.
