From masterplan to final completion – SGP involved at every stage of Indurent Park Derby

From shepherding the original masterplan through planning to overseeing the completion of the last unit in the final phase, Stephen George + Partners (SGP) has been involved in the planning, design and completion of Indurent Park Derby, a strategically important industrial development. The prominent 50-acre industrial and logistics park off the A52, has delivered over 800,000 sqft of quality warehousing, along with infrastructure and flood defences doubling as relaxing green space.

Explains Stuart Hancox, Studio Director at SGP: “SGP has been involved in this development since 2011, masterplanning the entire site and taking the outline plans through the planning process and ultimately delivering a series of units in five phases, completing in December 2025, acting as architects and also Building Regulations Principal Designer (BRPD) where required. The character and development mix of the park has evolved since its inception and is now a landscaped industrial and logistics park in line with Indurent’s high standards and customer-centric approach.

The park has already become a major regional hub for manufacturing, logistics and distribution, being home to a number of international occupiers such as Rolls Royce, Kia, Getinge and Vaillant, and providing an additional area of manufacturing strength in the local economy.”

SGP’s design included a wide range of building sizes to offer the flexibility to meet the needs of a varied and changing market. The architectural design of the individual phases was a continuation of the style, form, materials and colourways of the first, creating a legible and unified site.

SGP’s colour scheme was based on a monotone palette, and the design team used in-house CGI to showcase how the graduated effect to the upper cladding helped blend the buildings into the skyline. A darker cladding to the base of the elevations helped ground the buildings, with dark grey bookends on the corners to break up the form, reinforce the corners, and act as a location for high level signage. Ribbed, flat and profiled cladding laid both horizontally and vertically have a functional feel whilst producing a variety of shades and texture.

Following Indurent’s dedication to reducing environmental impact and promoting long-term sustainability, all warehouse units have achieved BREEAM ‘Excellent’ and EPC A+ ratings. The final phase consisted of a multi-storey car park providing 887 spacesin total., The development incorporated extensive electric vehicle infrastructure, with 13% of the surface spaces fitted with EV charging points and a further 23% safeguarded for future EV expansion.

Continues Stuart “Not only did we need to include a robust and attractive flood-alleviation corridor beside the river, but the landscaping was an important element across the site. We were able to work with landscape architects Barry Chinn Associates to design an uplifting environment that added outdoor amenities and enhanced staff wellbeing whilst integrating harmoniously with the buildings, roads and yards.”

Running the entire length of the site, beside the River Derwent, the corridor of lowered flood land sits between the river and the raised site, and contains native grasses and flowers, trees and small ponds where any flood waters can pool before draining slowly away. Walkways meander through the greenery, linking with a walking / running track that circumnavigates the site. Further into the development, a series of swales lead to attenuation ponds with seating areas to give staff additional space to relax.

Indurent Park Derby is a popular industrial and logistics park situated on a prominent 67-acre ex-brownfield site off the A52, offering excellent access to Derby city centre and the M1 motorway. Developed in partnership with Network Rail, the park is set to create up to 1,250 jobs and was named the 2025 Commercial Development of the Year (East Midlands) at the CoStar Impact Awards.
