Stephen George + Partners (SGP) has announced the completion of the latest unit at MIRA Tech Park, on the outskirts of Nuneaton, Warwickshire. The 34,000 sqft development contains two independent units, each with its own office and workshop spaces. An internationally renowned science-based technology company has already agreed a tenancy for one unit.

Explains Hing Ow, Associate at SGP: “Following extensive work on the MIRA masterplan with joint developers Evans Randall Investors and HORIBA MIRA, and development managers, Swanvale Developments, this is the first unit on the site that SGP has designed and delivered. A further unit is currently under detailed development phase.”

The new development sits within an undeveloped 1.18 hectare area at a high point on the MIRA site, known as Hungry Hill. In addition to the main building, the project includes associated car, cycle and service yards, along with cycleways and footpaths and foul and surface water infrastructure. The unit has targeted a minimum BREEAM Very Good rating with the roof designed to accommodate photovoltaic panels together with translucent rooflights.

SGP’s design reflects the existing units to create a coherent feel across the site, applying silver and dark grey coupled with clear glass double-glazed ribbon windows to demonstrate the modern research and development architecture. Distinct textured panels express the different elements, allowing easy reading of the form and complementing its simplicity within the lush green landscape that surrounds it.

This development continues the site’s long-term programme of increasing and enhancing its already substantial green infrastructure. The linear park, a swathe of land linking the various sections, will continue through the area. New planting of native tree, hedge and shrub species such as hornbeam, multi-stemmed Amelanchier, flowering Prunus, standard oak, alder and elm will surround the parking area and boundaries to support local wildlife and increase biodiversity.

Spanning 4 million square feet, MIRA Tech Park is one of the UK’s leading Enterprise Zones and Europe’s largest and fastest growing mobility R&D cluster, being home to major international automotive engineering companies such as Bosch Engineering, Haldex, Toyota and Jaguar Land Rover. The world-class cluster contains over 40 major test facilities and more than 110 kilometres of test tracks, offering a perfect synergy for companies looking to be at the forefront of new mobility and low carbon-related advanced manufacturing technologies.
