SGP Celebrates Planning Approval for DC12 DIRFT: A New Perspective on Modern Logistics Design
Stephen George + Partners (SGP) is celebrating the planning approval of DC12 DIRFT, a speculative distribution unit at Daventry International Rail Freight Terminal (DIRFT), the UK’s largest inland freight hub. The rail-linked facility showcases SGP’s latest design thinking for long-standing client Prologis UK and continues to raise the architectural quality of one of the UK’s most established logistics parks.
DC12 has been designed to sit proudly within its context, creating a strong sense of arrival at a key gateway into the DIRFT estate. The contemporary form and strong façade draw on the established architectural language of the park while giving the unit a distinctive identity. The 107,000 sqft facility will provide 15 docks and external amenity areas, while also featuring a south-facing balcony that supports both physical and mental wellbeing, enriches placemaking and connects occupants with views across the wider landscape.
Tariq Khan, Studio Director at SGP said: “DC12 has given us the opportunity to develop a bold architectural language for logistics. We wanted to design a building that embodies a refined, thoughtfully considered approach and also performs as a highly flexible and efficient distribution centre for future occupiers.”
A signature move in the design is the extruded form that wraps the gable ends and splits to reveal a feature corner office. Full-height glazing creates the impression of a floating volume above a landscaped amenity space, reinforced by a linear balcony and full-width bifold doors that blur the boundary between inside and out. Alternating cladding directions introduce depth and movement to the façade, while a bronze accent and the familiar Prologis green pinstripe add warmth and a clear brand connection.
The logistics facility will benefit from an enhanced fit-out and is targeting EPC A+ and BREEAM Outstanding. Features will include LED lighting, fitted fire alarms and sprinkler systems, supporting operational efficiency, safety and sustainability. A carefully considered landscaped amenity adjacent to the office and entrance provides a calm, green buffer within the industrial setting and supports everyday user wellbeing.

DIRFT itself is strategically positioned at the UK’s centre of logistics, at the intersection of the M1, M6 and A14. The park benefits from three on-site rail freight terminals with direct access to the UK’s main rail freight route, as well as direct access to Junction 18 of the M1 and three separate connection points to the A5.
As well as providing architectural services, SGP has also produced CGI visualisations to help bring the design to life, alongside BIM services to support a coordinated approach to design and delivery.
The contactor is Benniman, with works expected to start in early 2026.
