Regenerated river is key focus for Luton logistics site

Stephen George + Partners (SGP) is delighted to have designed the newly approved Prologis Park Luton, a development that will breathe new life into a historic employment site by creating a contemporary logistics and industrial hub. At the heart of the scheme is the transformation of the River Lea into a green corridor, introducing public walkways and cycle paths that place ecology and community at the core of the design.

The architecture projects a strong and cohesive identity through aluminium-framed office projections that create a distinctive presence within the site. Sustainability has been built in from the outset, with all units designed to achieve EPC A+ and BREEAM Outstanding ratings. The scheme incorporates net-zero construction principles, solar-ready roofs, and a biodiversity strategy that forecasts significant net gains in habitats and hedgerows, improving both ecological value and climate resilience.

Community integration is also central to the design. New pedestrian and cycle routes improve permeability across the site, reconnecting surrounding neighbourhoods and linking into the wider town. Heritage features within the scheme plan to celebrate the legacy of Vauxhall Motors and the site’s long industrial history. Storyboards placed throughout the landscape will further enrich the public realm, highlighting the site’s heritage and telling the story of its role in Luton’s industrial past.
