Planning Secured for DC11 at Prologis RFI DIRFT

On behalf of our client Prologis UK, we are delighted to announce that planning permission has been granted for Zone A Plot 1, DC11 at Prologis RFI DIRFT. This milestone paves the way for the delivery of a bespoke warehouse facility that will unite architectural distinction with advanced functionality.
The building has been designed as a landmark gateway to DIRFT III, marking the northern entrance to the park and establishing a strong architectural presence along the A5 corridor. Its design responds not only to the technical requirements of a highly automated logistics hub but also to the ambition of creating a building that contributes positively to the wider placemaking strategy.

The development comprises 23,922 sqm of warehouse space and 1,492 sqm of high-quality office accommodation. A carefully planned site layout positions the car park to the west, with a landscaped arrival space leading to a prominent first-floor office entrance. This arrangement balances operational efficiency with a welcoming, coherent architectural expression.
The scheme draws on the established DIRFT Design Guidance, employing a recognised palette of materials and colours to ensure continuity across the estate. Building on these foundations, the design evolves into a refined and contemporary form that raises the overall architectural standard, delivering bold yet restrained architecture that sits comfortably within the wider context. Massing and elevations have been carefully developed to convey both permanence and quality, while ensuring the building integrates harmoniously with its surroundings. The result is a logistics facility that serves as a distinctive architectural marker, reinforcing the evolving identity of DIRFT III.
Sustainability is central to the design, with DC11 targeting BREEAM Outstanding and EPC A+. Rooftop solar will supply 100% of regulated energy use, supported by an all-electric power strategy, EV-ready parking and a secure cycle store. The landscape design integrates native planting, new tree and hedgerow cover, and species-rich grassland to promote biodiversity, enhance ecology and create a positive setting for employees and visitors.
This scheme reflects Prologis’ long-standing commitment to sustainable, future-ready design. With a strong focus on carbon reduction, wellbeing and low-carbon materials, the project demonstrates how architectural quality and environmental responsibility can be successfully integrated. The scheme will reinforce DIRFT III’s role as one of the UK’s leading logistics hubs while establishing a striking architectural gateway of lasting quality.
