Comprising six industrial/warehouse units, ranging from 9,000 to 30,000 sqft, and an additional six trade units, ranging from 2,000 to 4,000 sqft, this latest phase is the last on the eight-hectare employment zone.
Work on the first phase completed last year, delivering eight trade units, ranging from 2,000 to 6,000 sqft, plus one 28,860 sqft warehouse for leading self-storage provider, Storage Giant.
SGP was able to maximise the floorspace of the units to deliver the most flexible and practical layout for a range of potential tenants. The industrial and warehouse units were sited close by residential and other buildings, so we had to take care to minimise any disruption from the trade elements, by installing acoustic fencing around some of the service yards, for example.
Acting as Design and Delivery architects, SGP also submitted planning applications for the Local Centre phase, which comprises a range of local amenities, such as an Aldi store, four-unit retail terrace, a nursery and a pub. The scheme creates an attractive central meeting place, easily accessible by foot, bicycle, bus and car with a high-quality built form and landscaping to accentuate its role within the community.
The completion of the retail terrace in June 2022 aligns with the completion of the new Aldi store, which was opened by Paralympics GB gold medallist Richard Whitehead on 11 August 2022.
To attract a major retailer such as Aldi to Teal Park is great endorsement for this development. Teal Park is the latest in SGP’s growing portfolio of local centres and mixed-use developments. There is an established recognition for the importance of the neighbourhood centre, and here at Teal Park we can see the developing shift towards a mix of uses, including workspace, healthcare and other community facilities as well as retail.
