SGP completes new Corby warehouse

Stephen George + Partners (SGP) is celebrating the completion of a new, 4022.7 sqm speculative industrial unit near Corby for Brackley Property Developments. The unit has two level access and two dock loading doors and the scheme includes associated parking, servicing, landscaping, fencing and a new access from the main road.

The vacant 0.81 hectare site off Cockerell Road is within an existing industrial development, surrounded by commercial buildings, service yards and car parking.

Comments Satnam Flora, Associate at SGP: “The unit has been located to optimise the development potential of the site whilst leaving adequate margins for supporting functions and infrastructure. Our design uses clean sharp lines, crisp functional detailing and a neutral palette of colours to allow the unit to sit comfortably within its immediate built environment, respecting the scale, height, and nature of the local built form.”

The exterior uses a mix of trapezoidal and flat panel steel cladding, articulated in horizontal or vertical formats, which, with the use of blocks of colour, will visually reduce the mass and height of the building envelope. The two-storey office area has feature curtain walling, highlighting the main entrance and creating a more active façade to the main approach. The aluminium windows continue the theme of robust and easily maintained materials, whilst providing natural light to the office core.

The building has achieved BREEAM Very Good, with enhanced u-rating across the fabric and the installation of PVs panels and a Sustainable Urban Drainage System (SUDS). New trees and low-level shrubs provide an attractive, easy to maintain, setting for the warehouse and to soften the edge of the development to the public realm.

The principal contractor was X-cel Construct Ltd and the building is available to let via joint marketing agents Savills and TDB Real Estate.
