SGP achieves practical completion for well connected new warehouse near Doncaster

27th March 2024

Working with Panattoni, the world’s largest privately owned industrial developer, Stephen George + Partners (SGP) has achieved practical completion on Doncaster 420, a 420,000 sqft warehouse with office space, parking and service yard. The development sits on a 7.45 hectare site adjacent to Doncaster Sheffield Airport, a 20 minutes HGV drive from the iPort rail freight terminal and with direct access to the M1, A1 and M18.

Says Lyndon Johnson, Associate at SGP: “It’s a pleasure to work with Panattoni, a long-standing client, to deliver this well-connected and highly sustainable Grade A logistics unit. Panattoni identified a gap in the market for large units and Doncaster 420 is one of the largest industrial logistics spaces currently coming to the market in South Yorkshire.”

In addition to achieving Net Zero Carbon throughout the build process and after completion, the office has gained an EPC A+ and the warehouse an EPC A rating and has been assessed to BREEAM Excellent. The design incorporates air to water heat pumps for the hot water systems, amongst other low carbon initiatives such as 15% rooflights to maximise natural daylight and roof mounted PVs. The site has excellent transport links to local centres, including bus routes, footpaths and cycleways.

SGP’s design has applied the established Panattoni brand that provides a market leading industrial specification and a crisp colour palette. Various profiled sheets in contrasting colours are arranged to articulate the walls and break down the mass of the building and the outboard office element provides a focal point and architectural interest. Large glazed elements also reduce the mass whilst allowing additional light to enter the warehouse, and the barrel vaulted roof generates an articulated roof line.

Panattoni Doncaster 420 is one of the most exciting developments in the North of England, offering a wide range of opportunities for businesses of all types and sizes. The area’s all-round connectivity provides unrivalled access to both consumer and industrial markets in the UK and Europe and its popularity is reflected in the range of local occupiers, such as manufacturers and retail Regional Distribution Centres including Amazon, Bridon-Bekaert, British Telecom, Ceva Logistics, Hitachi Rail, IKEA, Lidl, Tesco and Victoria Plum.
