Stephen George + Partners (SGP) is celebrating the start on site of four new speculative warehouse units, totalling approximately 1 million sqft, for client GLP at the popular logistics hub Magna Park South, Lutterworth.

The second phase will see the construction of four units of 186,000 sqft (MSP5), 211,000 sqft (MSP6), 256,000 sqft (MSP 7) and 355,000 sqft (MSP8), plus infrastructure, parking and landscaping. The site has been levelled and earthworks put in place in preparation of the units starting on site at the end of March with completion is anticipated in September.

Explains Arshad Khan, Studio Director at SGP’s Leicester office: “We are working with contractor TSL on the design development and continuing to use the BIM modelling that so improved communications and build time during the first phase. Our design uses GLP’s brand specifications of a cladding panel system with a palette of blue tones, creating a group of buildings that share an overall look and identifies GLP warehouses across the country.”

All the buildings are designed to achieve BREEAM Excellent.

Explains Marcus Madden-Smith, Partner at SGP: “The logistics sector is very active and prime sites like Magna Park South are in high demand. All four of the Phase 1 units have been let and GLP is in talks with several potential tenants for the Phase 2 units.”

Working closely with GLP and TSL, SGP has masterplanned up to 3 million square feet of warehousing and ancillary office space adjacent to the established Magna Park logistics hub, which sits in a prime location at the heart of the logistics “Golden Triangle” with excellent transport links to the M1, M6 and M69, and the wider UK motorway network.
