Blenheim Park Industrial Park in Nottingham starts on site

Stephen George + Partners LLP (SGP) is delighted to announce the start on site of four new industrial/warehouse units at the popular Blenheim Park industrial park in Nottingham.

Construction of the units commenced on site in September 2021 with SGP working alongside main contractor Glencar Construction and the consultant team.

SGP worked closely with developer Wilson Bowden Developments on the Nottingham site to design the four speculative units of 43,000 sqft, 24,140 sqft, 18,090 sqft and 81,100 sqft, with access, parking and servicing area, together with landscaping and all associated earthworks and retaining structures which gained planning consent in July 2021.

Explains Chris Webster, Studio Director at SGP: “Blenheim Park is a very popular development, situated near to junction 26 of the M1 and an ideal site for speculative units. We designed these units as shell and core so tenants can develop their own fit out. The units have haunch heights from 7m to 12m to allow the maximum flexibility for internal racking.”

The overarching design philosophy was developed to provide an operational facility to suit the various unit sizes. Loading docks with variable ramps and shelters, along with level access doors, are served by a service yard positioned on the long elevations of the units 2 and 9. The unit has office accommodation provided at first floor level, positioned to overlook the site entrance and car parking for accessibility and security.

The proposed buildings have been designed to achieve BREEAM rating of “Good” and an EPC Certificate rating of ‘A’.

Continues Chris: “The levels and site constraints were a particular challenge, but we used gabion and pre-cast concrete retaining walls to maximise the useable space and were able to design a practical, adaptable unit with the relevant supporting infrastructure whilst allowing sufficient buffer zones to protect adjacent sensitive boundaries.”

Concludes Chris: “This is the latest in a long string of projects for Wilson Bowden Developments and we’re delighted that this SGP designed units at Blenheim Park make up a significant part of Wilson Bowden’s recent £40million sale of 10 warehouses to Urban Logistics REIT. SGP’s strong track record in the sector is testament to our ability to design adaptable speculative units as well as bespoke facilities for individual tenants.”
