The project provides two distinct facilities, with Plot A2 designed for flexibility across a range of end users, and Plot B1 tailored to specific operational requirements including mezzanines and chilled storage capability.
A considered architectural approach responds to pre-defined design parameters, ensuring consistency across the park while enhancing the overall quality and identity of this advanced manufacturing and logistics destination.
Plot A2 delivers 167,500 sqft of adaptable space with 16 loading docks, including Euro dock provision, supporting a wide range of operational configurations.
Plot B1 provides 194,375 sqft with an 18m haunch height, 21 loading docks and a wraparound service yard, alongside dedicated pod loading for chilled storage, optimising efficiency for specialist logistics use.
Targeting EPC A and BREEAM Excellent, both units integrate photovoltaic panels and a landscape-led strategy, including wetlands, native planting and SuDS features, to enhance biodiversity, resilience and user wellbeing.
