Conceived as a landmark gateway building, the scheme establishes a strong presence at the northern entrance to DIRFT III and along the A5 corridor, reinforcing the park’s identity and wider placemaking ambitions.

Comprising 23,922 sqm of warehouse space and 1,492 sqm of office accommodation, the layout integrates operational efficiency with a welcoming arrival, including a landscaped approach and prominent first-floor office entrance.

Drawing on established DIRFT design guidance, the scheme evolves a familiar palette into a contemporary architectural language, delivering a cohesive yet distinctive addition to the wider estate.

Targeting EPC A+ and BREEAM Outstanding, the development embeds sustainability through rooftop photovoltaics, an all-electric strategy, EV-ready infrastructure and biodiversity-led landscape design, creating a future-ready logistics environment.
