Work commences on key sustainable commercial scheme in Milton Keynes

Stephen George + Partners (SGP) is delighted to announce that work has commenced on two sustainable commercial buildings in Milton Keynes, which will bring significant new inward investment and employment space to the city. SGP collaborated with client Hampton Brook on the two speculative industrial/distribution facilities at Shenley Wood, located just off Childs Way.

The scheme will deliver two units of 72,411 sqft and 71,809 sqft on a 2.9 hectare (7.3 acres) infill site designated for employment use. In addition to the units, the project includes ancillary office space; alterations to and creation of new accesses from the highway; car parking, service yards and external plant; and landscaping. The scheme continues the development of employment and residential schemes along the H6, within close proximity of the Railway station and centre of Milton Keynes.

Unit 1 of the scheme will be a new bespoke HQ facility which is ‘pre-let’ to Routeco; a leading industrial automation and control distributor that was founded in Milton Keynes in the late 1970s. Having outgrown its current premises in Knowlhill, Routeco will relocate its headquarters to the new Shenley Wood site, enabling the company to stay and grow within the city.

Kenny Leadbeater, Associate at SGP, attended the groundbreaking ceremony for the scheme in September and commented: “It’s exciting to see this scheme break ground and we are excited to be working again with Hampton Brook on this important project which will provide significant new job opportunities for the region and support the expansion of an established local company. Our designs for this pair of quality industrial units respond to their focus on current market needs and the individual context of the site. Hampton Brook is keenly interested in the sustainability of their buildings and these units will aim to be Net Carbon Zero, as well as targeting BREEAM Excellent and an EPC A+ rating.”

Shenley Wood is the latest addition to Hampton Brook’s extensive portfolio of warehouse and industrial, office and bespoke developments, totalling over 6 million sqft delivered, with over 4 million sqft in the pipeline.
