This 56,000 sqm distribution unit was completed in the summer of 2014 on a tight 34 week programme. The delivery schedule was timed for the unit to be ready for the World Cup kick off so the occupier, Kuehne + Nagel Drinkflow Logisitics Ltd, could be ready to satisfy the anticipated spike in beer sales!

This is the first plot to be developed on Goodman UK Ltd’s Derby Commercial Park which is located off the A6 alongside the River Derwent to the south of the city. As much of the site was home to the former Courtauld’s acetate works extensive decontamination works were necessary. This was carried out as part of enabling infrastructure works.

Stephen George & Partners were the masterplanners for the outline planning stage of this 38.5 hectare development and the major infrastructure works including a new bridge over the river has now been carried out. Subsequently reserved matters planning consents have been received for a 50,000 sqm unit alongside Kuehne + Nagel as well as a 30,000 sqm unit

This building is the largest pre-let distribution unit in Derby and employs some 450 people. There is provision on site for 168 trucks to park and dock access for a further 100. There is an 1124 sqm vehicle maintenance workshop to look after this fleet of vehicles. The 55m deep service yard areas are overlooked by two transport offices each 555 sq.m. over two floors. The warehouse has a clear internal height of 15m.

The attached three storey office building occupies 1371 sqm. There are also staff welfare facilities which are located in the warehouse occupying 1371 sqm. Site security is maintained from a gatehouse which is provided with double entry and exit lanes and is positioned with sufficient HGV stacking in front of it to avoid any impact on the highway.
